What Seth's Home Pros is and is not. It is a referral and introduction service: it learns about your project and introduces contractors it thinks fit the work, free to you.

It is not a general contractor. It does not prepare estimates, pull permits, supervise work, hold money, or guarantee anybody's workmanship, and the contract for your project is between you and the contractor. Screening is a snapshot rather than a warranty, and Maine licences no general contractors for anyone to verify.

Read this before you hire anyone through us. It is short, it is plain, and it tells you exactly what we do and what we don't.

What Seth's Home Pros Is

Seth's Home Pros is a referral and introduction service. We learn about your project, we ask you honest questions about scope and budget, and we introduce you to contractors in our network who we think fit the work.

That's it. That's the service.

The introduction is free to you. You never pay Seth's Home Pros for a referral.

What Seth's Home Pros Is Not

This list matters, so it is not buried. Seth's Home Pros:

  • Is not a general contractor and does not perform construction work.
  • Does not attend your meetings, site visits, or walkthroughs.
  • Does not prepare, review, approve, or deliver estimates, takeoffs, or proposals.
  • Does not select, specify, price, or approve materials or scope.
  • Does not pull, apply for, or sponsor permits.
  • Does not sign, and never becomes a party to, any contract between you and a contractor.
  • Does not supervise, inspect, direct, schedule, or manage any work.
  • Does not handle, receive, hold, escrow, or disburse money between you and a contractor. Not at any point.
  • Does not guarantee, warrant, or insure the work, the workmanship, the timeline, or your satisfaction.

The contract for your project is between you and the contractor. Not us. The work is theirs. The warranty is theirs. The liability is theirs.

How We Get Paid

The contractor pays us a commission when they close work with you. You pay us nothing.

We are also sometimes paid in connection with a real estate referral, depending on the arrangement with the brokerage. It varies, and it does not apply to every introduction.

You should know all of that, and you should weigh it. It is exactly why we put it here in plain type instead of in a footnote. Our incentive is that a job happens. Your job is to decide whether the contractor in front of you is the right one, on the price and terms you're comfortable with.

If you want to know whether we're being paid in connection with your specific referral, ask. We'll tell you straight.

If a match doesn't feel right, say so. You are under no obligation to hire anyone we introduce you to.

What Our Screening Does and Does Not Cover

We run a 10-step screening process on contractors before they join the network, and we review them after they're in it. That process is described on this site.

Here is what it does not do.

Screening is a snapshot. It reflects what we could verify at the time we verified it. A contractor's insurance can lapse, their finances can turn, their best crew can quit, and their performance on your job can differ from their performance on the last one. We re-check and we remove contractors who stop meeting the standard, but we cannot promise that a screened contractor will perform.

On licensing: Maine does not license general contractors or builders. Only plumbers and electricians are licensed in this state. So no one, including us, can "verify a general contractor's license" in Maine, because there is no such license to verify. Anyone who tells you otherwise is either confused or selling something. What we verify instead is work history, references, insurance certificates, financial stability, reputation, and communication.

Screening is not a substitute for your own diligence. Check the references yourself. Ask for the current certificate of insurance and read the dates. Get the contract in writing.

About Our Plans and Drafting Services

House plans and design are the one service you pay Seth's Home Pros for directly, under a separate written agreement.

Conceptual Drawings and Detailed Drawings are drafting and design services. They are:

  • Not architectural services. They are not prepared, reviewed, stamped, or sealed by a licensed architect.
  • Not engineering services. They do not include structural design or structural calculations.

Our liability for those drawings is limited to what you paid us for them.

Architect-Sealed Plans are a separate, separately priced tier, and those are prepared and sealed by a licensed architect.

We back our drawings with a guarantee: if your code enforcement office rejects them, we revise and resubmit at no cost to you, and if they never approve them, you get a refund. What we cannot do is make the decision for your town. Permit approval is at the discretion of your municipal code enforcement officer, and nobody outside that office controls it.

Your Rights Under Maine Law Are Not Affected

Nothing on this site or in anything we send you waives, limits, or replaces any right you have under Maine law, including the Maine Home Construction Contract Act.

A few things worth knowing before you sign anything with any contractor, whether you met them through us or not:

  • Maine law caps your initial down payment at one-third of the contract price on a home construction contract. If someone asks for more up front, that is a signal.
  • Get it in writing. The Maine Attorney General publishes a free model home construction contract. Use it or use something at least as thorough.
  • Never pay Seth's Home Pros for a referral. We don't charge you, and we never hold or transmit project funds. If anyone claiming to be us asks you for project money, that is not us.
  • If you are financing, do not ask your lender to release funds outside the agreed draw schedule. The draw schedule is protecting you.

Limitation of Liability

To the fullest extent permitted by Maine law, Seth's Home Pros is not liable for the acts, omissions, delays, defects, damages, or losses arising from work performed by any contractor introduced to you, or from any contract you enter into with them.

Information on this site, including cost ranges and timelines, is general and for planning purposes. Every project is different. Nothing here is a quote, an estimate, or a promise of price or schedule.
