Who is Seth Leichnitz?

Founder and Owner, Seth's Home Pros · Waterville, Maine

The person who screens the contractors and answers the phone.

I live in Waterville with my wife and two kids, and I spend my days making sure Maine homeowners do not hire the wrong contractor.

I came up on job sites rather than in an office. I started as a laborer and worked up to project manager through historic renovation, custom home building and timber framing, then spent three and a half years in service, estimating and sales.

That is why I can usually tell within a few minutes whether what you want to build and what you want to spend belong in the same sentence.

I do not build your project. I find you three contractors who can.

Take the guesswork out of hiring a contractor

Finding a good contractor in Maine shouldn't feel like a coin flip. Right now it does.

You call six people. Two answer. One shows up. He gives you a number on the back of a business card, and you have no idea whether it's fair, because you have nothing to compare it to.

Then you sign, because you're tired of calling.

That's the part I fix. Not by sending your phone number to fifty companies. By learning your project, picking three contractors who actually do that kind of work, and getting you three quotes you can put next to each other.

How it works

STEP 1: I qualify your project. We talk. Scope, timeline, budget, what you actually want at the end of it. If your budget doesn't match your scope, I tell you that on the first call instead of letting you find out in six weeks.

STEP 2: I match you with three vetted contractors. Not a list. Three specific companies that build what you're building, work where you live, and have capacity when you need them.

STEP 3: You compare three real quotes and choose. Apples to apples. You hire whoever you want, or nobody. There's no obligation and no cost to you either way.

What my contractors build

New construction Custom homes, garages, additions, and ADUs. Building from the ground up, or adding on to what you have.

Remodels and renovations Kitchens, bathrooms, basements, and whole-home renovations. Taking the parts of your house that bug you and fixing them.

Decks, exteriors, and specialty Decks, siding, windows and doors. Everything that goes around, on top of, or attached to your house.

House plans and design Permit-ready drawings for a build you haven't started yet. Flat pricing from $1,250.

Why my contractors are different: the 10-step process

Before I introduce anyone to you, they earn it. Every contractor in my network goes through all ten steps.

  1. Intake call. Company, crew size, service area, project types, capacity, how they price.
  2. Financial stability check. Years in business, structure, whether they can carry materials and labor, how they pay their suppliers.
  3. Insurance verification. General liability and workers' comp certificates pulled and stored, with limits appropriate to the size of the job.
  4. Reference checks. Past homeowners, past subs, past suppliers. Not just the three they hand me.
  5. Reputation audit. Google, Facebook, BBB, local word of mouth, and a search for complaints and disputes.
  6. Portfolio review. Actual finished work, in person or in detailed photo and video.
  7. Communication test. How fast they reply, how clearly they write, how they handle a hard question.
  8. Contractor agreement signed.
  9. 60-day probationary period. Their first projects get watched closely and I go get homeowner feedback rather than waiting for it.
  10. Ongoing review. Performance gets checked. People who slip get removed.

One thing you should know about Maine: this state does not license general contractors or builders. Only plumbers and electricians are licensed here. So nobody can "check a builder's license" in Maine, because there isn't one. Anyone telling you they verified it is either confused or selling you something. What I check instead is the list above, and that list is harder to fake than a license number.

Quick answers

How does Seth's Home Pros work? You tell me about your project, I match you with three vetted Maine contractors, and you compare their quotes. The service is free to homeowners.

Is it really free? Yes. Contractors pay me a commission when they close work. You pay nothing. I'm also sometimes paid in connection with a real estate referral, depending on the brokerage.

How fast will I get quotes? Same-day response if you reach out before 5pm. First quotes typically land within a week.

Is Seth's Home Pros a contractor? No. I don't build, supervise, estimate, permit, or guarantee work, and I never handle money between you and your contractor. I make the introduction and stay reachable.
