The cottages here are small, the lots are dense, and a good share of the work people call about is genuinely modest. A complete set on a modest job is money spent on paper nobody reads.

Like-for-like replacement rarely needs design. Taking something out and putting the same thing back in the same place is not a design problem. Your town may still want a permit, which is a different question from whether you need drawings.

Interior finish work that touches nothing structural. New surfaces, new fixtures in the same positions, cabinets in the same layout. There is nothing here for a plan set to decide.

Repair and maintenance, however extensive. Fixing what is failing is not designing anything, and describing it as a design project only adds cost.

A single small outbuilding. Many towns handle these with a simple sketch and a site sketch rather than a full set. What size triggers what is set by your town and it changes, so ask them rather than working from what somebody built in 2019.

Very small projects generally. Below a certain scale the drawing costs a meaningful fraction of the build, and that is the wrong ratio.

And the off-season is genuinely the good time to get work done here, because the summer takes every crew in town, which means a decision made now gets built and one made in June waits.
