What a stock plan gets wrong for Maine

Catalogue plans are drawn for national sale. They assume an average climate that doesn't exist, certainly not here.

The foundation is the first thing that fails. A plan drawn for a mild region specifies a footing depth that will not do here, because our frost goes deeper than the drawing assumes. A reviewer catches that immediately.

The roof structure is the second. Members sized for a region that gets little snow are not the members you want over your head in a Sebago winter, and this is a structural question rather than a preference.

The wall assembly is drawn for the wrong winter. Insulation, air sealing and the way vapour is handled all follow from climate, and a plan drawn for somewhere warm gets all three wrong in the same direction.

The plan does not know your lot. It has no idea where your driveway comes in, which way the view is, where the sun lands, or that the ground drops four feet across the building. Stock plans are drawn for a flat imaginary rectangle.

It does not know your septic or your well either, which on a lake lot here is frequently the thing that decides where the house can sit at all.

When to modify and when to start over

Some purchased plans aren't worth saving. I'd rather tell you that on the phone than after you've paid me.

Modify when the layout is close and the shape is sensible. If the room arrangement suits how you live and the footprint is not exotic, the work is correcting the structure and the site fit. That is real work and it is a fraction of a fresh design.

Modify when you love the exterior. Massing and proportion are the hard part of design, and a plan that already looks the way you want has done the expensive thinking.

Start over when you are changing more than about half of it. Past that point you are paying to unpick somebody else's drawing as well as to draw your own, and it costs more than a clean start.

Start over when the plan fights the lot. A design that wants a flat open site does not become a lake-lot design through revisions. In North Windham's newer subdivisions that is rarely a problem. On Sebago and Little Sebago it very often is.

Start over if the licence does not permit alteration. That one is not a judgment call.

On a shoreland lot, settle the constraints before touching the drawing. Shoreland zoning on both lakes governs setbacks, how much a building may be expanded and how the septic is handled, and those rules decide the envelope before any design does. Ask the Town of Windham what applies at your address rather than assuming a stock plan can be made to fit inside it.
